Located outside of the Leonardtown Community Center, the park will eventually have to relocate again due to the new graduate housing being built.
Students who left campus over break are required to get tested within 72 hours before returning.
Students who test positive for COVID-19 on or after Dec. 8 will need to isolate at their permanent residence or elsewhere.
More than 100 students are currently in quarantine or isolation housing.
It has struggled to bring in money over the past couple of years, a Dining Services spokesperson said.
Monthly rents increased by more than $30 in at least three nearby apartment complexes in 2019.
