Gilbane Development Company started construction on College Park’s latest student housing development last week after the College Park City Council approved the project in January.
The development, Tempo, will be an eight-story building with a total of 978 beds within 296 units, including five-bedroom apartments.
The off-campus apartment facility, which has been previously referred to as the “Northgate,” will stand near Denny’s and Taco Bell on Route 1. The leasing office will be established near the University of Maryland campus in downtown College Park, where Ten Ren’s Tea Time was previously located.
Tempo, which Gilbane anticipates to open to students in August 2022, is one of three Gilbane projects in College Park.
The project joins at least five other housing or mixed-use construction projects in the College Park — including The Standard, Atworth, Western Gateway, Southern Gateway and The Hub.

Rent prices have not been established yet, Stephanie Handfield, Gilbane’s marketing manager, wrote in an email.
The close proximity to campus and “unrivaled” amenities will provide students at this university a community to “live, learn, and thrive,” Gilbane Senior Vice President Russell Broderick said in a press release.
“We are thrilled to bring this exciting new student community to College Park and The University of Maryland,” Broderick said in the release.
